The property is 5.64 acres, with 585’ of road frontage and
420’ deep, zoned Commercial B-2 (a very broad zoning). The various uses
included under B-2 are listed below. While the original zoning request was for
Gas Station, Storage Facility, and Car Wash the zoning allows for a wider use
and may be more useful for other applications, including, but not limited to
healthcare related activities due to proximity to the hospital (see LRO and O-I
zoning, included under the “B-2” umbrella).
Here's an engineering plat which gives property dimensions. The structures were proposed use but the land does not have any of those improvements. There is a 980 sq.ft. stick-built house on it, a 24x24' metal building, and a mobile home. The mobile home will be removed from the property. We are willing to remove the other structures if the buyer so desires.
This property is located on Buchanan Hwy (GA Hwy 120) approximately 2.9 miles from Hwy 278 and .9 miles from Scoggins Road (Hwy 120 Conn.).
Paulding County’s only hospital is approximately 3.25 miles away, just across Hwy 278.
Shopping centers and service providers are as close as 10 minutes or less away.
Traffic counts for Hwy 120 range from 6200 – 6340 per day by 2005 Georgia DOT measurements. By comparison, I-285 at I-20 sees 30,000 vehicles a day while Memorial Drive in Dekalb County (a very high-traffic area) has counts around 9,500 near I-285 and roughly 6,000 near Dekalb College. Traffic counts are likely to be somewhat higher given development in the surrounding areas.
The property has three structures: a mobile home, a 980 sq. ft. wood frame house, and a 24’x24’ metal building. The mobile home and either or both of the other structures will be removed as the buyer requests. The house is structurally sound and is currently used for office and storage.
